What To Do With My Asbestos Roof

There are literally thousands of Sheds and Garages up and down the UK
with roofs of asbestos cement.

Many of these,  built in the 1950′s and 60′s and are now beginning to leak

In the ‘Good Old Days,’ the policy was to scrape of the moss off of the sheets
and coat the roof with a bitumen treatment.

Scraping the moss off is frowned upon these days because of the risks of
disturbing asbestos fibres that may be released from the sheet

So, what is the best solution?

One idea is to overlay the roof with Insulation and Steel Sheets

First you must fit the spacer bars

Then, if you wish, you can add Insulation.

Here we have added a glass fibre quilt

Then you fit the roof sheets

Then, when the sheeting is done, you must attend to the edge details

And the roof is then finished

That is a question I have been asked 100′s of times in the last 2 weeks

So; what is the answer?

Well, my answer is this.

If there is something under your roof that would be damaged
if a pile of snow fell on it; then “Yes”  You need them

Condensation in Loft Spaces and other Roof Voids

This is the time of year (in the Northern latitudes) when condensation can become a problem.  We are all encouraged to install bigger and better insulation to keep our homes and offices warm without spending a fortune on higher energy bills.

However, with every silver lining, there is usually a cloud on the horizon.
As you cram more and thicker mineral wool into the loft
the inside of your roof slopes start to run with condensation.

This is where moist air comes into contact with air, or a surface,
which is at a lower temperature because warm air holds
more moisture than cold air.

In severe cases, it can even appear to “rain” in the roof space!

So what can you do about it?

The usual answer is to improve the ventilation in the loft space,
so that you can achieve good cross-flow ventilation.

Depending of the construction of your roof this can be achieved
in one of two ways.  The easiest first step, is to ensure
the eaves ventilation is not blocked with insulation.

If you don’t have eaves vents; or if you do and they are not blocked,
then vents must be fitted, either in the roof tiles, the gable walls, or both.

This is usually a specialists job, beyond the scope of most accomplished DIYers.

There may be other inconveniences caused by increasing your
loft insulation, as the roof space will now be colder,
attention must be paid to any water pipes that may
run through this area and particularly any water tanks in the loft.

“Are there other condensation problems associated with roofs?”

Yes,  interstitial condensation, usually in flat roofs.  Condensation is generally noticeable where it forms on the underside of the roof felt or other non-absorbent surfaces but it can form on any surface and it may not be noticed until mould growth or rotting of material occurs.  This will be the subject of another article.

No surprises there really, this is not an uncommon site when we
look at a roof valley that is not easily accessible.  If it’s not a
leaking roof, then it is not something you think of much.   We are
often asked about fixing roof leaks, when all that is needed is
roof cleaning and a few tiles replaced.

However; whilst we took a closer look at the leaking roof and
decide which roofing repairs were necessary, we suddenly
wondered if the Vicar got his inspiration from ‘on high’?

Needless to say, as soon as the roofing repairs had been carried out
to the roof valley and the gutter cleaning was complete, the debris
from the leaking roof was disposed of.

Do You Have An Asbestos Roof on Your Garage?

Back in the 1960′s; 1970′s and even the 1980′s it was fashionable
for roofs of out-buildings and sheds to have a covering of
corrugated roofing sheets, which usually meant an Asbestos Roof.
This was especially popular for your garage roof.

The main reason was  it was just about the cheapest
covering that was available
for an economic roof construction and it was so easy to fit.
There were other advantages, mainly it was light weight
and the corrugated roofing sheets
absorbed noise such as the rain landing on it.

The acoustic advantage was due to the roof construction and the shape
effect of the corrugated roofing sheets

Have you ever sat in a conservatory with a Polycarbonate roof and
listened to the rain?
Did it sound like “The End Of The World?”

If you sat in a shed with an asbestos roof, you would have to
hold your breath to hear the rain even in the most violent storm.

Asbestos Cement sheeting looked stark when it was new and
it soon deteriorated to become a complete eyesore

This was mainly because of the moss it encouraged to grow on it’s pourous surface.

Now in the 2010′s people don’t think about what it looks like;
they just get emotional about the word
ASBESTOS!

In truth, let me put your mind at ease; the most dangerous thing about
Asbestos Cement Sheeting on your Garage Roof, is the risk of
falling through the sheets if you are foolish enough to walk on them.

For those of you who are interested in the technicalities;
the asbestos content of these sheets is generally
less than 5% and that small amount is totally bonded in cement

There cannot be any loose fibres; if the sheet is not broken!

Moreover, the asbestos contained in thes sheets is generally
the harmless White Asbestos as opposed to the deadly
Blue and Brown variety.

So what do you do, if you have one of these roofs now

If you are anything like me, you are probably sick to your back teeth
with all of all the signs outside Pubs and restaurants reminding
you to book your Christmas Party with them!

These signs appear about mid August and stay on show until
they are replaced with the “Book Your Easter Party” with us signs

Who Needs Snow Guards in The Summer?

Let me ask you a question, “How would you feel if a child was killed by a tile falling from your roof?”

There is a common misconception that “Snow Guards” on a roof have something to do with the winter?

That is not the case; “Snow Guards” are a safety device to prevent Tiles or Debris falling from a roof

The name “Snow Guards” obviously originated in places where a lot of snow can build up on a roof
and the Guard was an attempt to prevent this from causing damage when the avalanche occurred.

When the snow slides off the roof, it may take tiles with it.  If there is a Conservatory or other Glass Roof
